The exclusive villas are situated on the breathtaking coastline of “Costa Smeralda”. The Prince Aga Khan, who still owns some real estate in the Porto Cervo region, developed the Costa Smeralda. 1. Location

The villas are situated near Porto Cervo within the municipality of Arzachena and in the province of Olbia-Tempio. The “Costa Smeralda” is the name given to the 55 kilometers stretch of the coast in Northeast Sardinia. The picturesque coastline has many beaches and coves headlands and islands of considerable beauty.

The property is located near Abbiadori in exclusive surroundings. The hillside location guarantees exceptional views and panoramic perspectives over the main localities of Costa Smeralda: Piccolo Pevero, Grande Pevero, Monti Tundi, Cala di Volpe, Romazzino and Piccolo Romazzino. The main centre offers a high standard of life in this area and the social life on the Costa Smeralda is well known and renowned for being among the most elite in Italy.

The municipality of Arzachena is easily reached by the state road (SS 125) that connects Palau to the capital city of the province of Olbia. The city of Olbia about 25 km away from Abbiadori and is one of Sardinia’s main berthing harbours and the international airport has been recently modernized.

2. Project Dimension

Twelve Villas will be built over a surface of approx. 17,720 sqm and the villas will have a gross floor area ranging from 253 sqm to 398 sqm. Each villa will have its own individual layout and style, realized over three levels: basement, ground floor with panoramic terrace, first floor with bedrooms and private bathrooms covered in Sardinian stone and ceramics. You will have use of extensive private landscaped gardens and swimming pools with a view over the Pevero Golf and Mediterranean Sea.

3. Current Status

The building of the first two villas have been finished and the building permit for the following five villas has already been received.
A turnkey contract with the construction company for the implementation of phase two of the project, the building of the following five villas, has been signed.
We are currently applying for a building permit for a further five villas.
The sale of the twelve villas has already begun.
